How do I process a direct booking?

What is a direct booking?

When a customer books a property directly through the Atlanta Property Pros, it is considered a direct booking.

When is it appropriate to convert a customer (lead) to a direct booking?

If a guest contacts us on Airbnb, asking a customer to book a home directly through our company for better pricing violates the Airbnb Terms of Service and cant result in our business account being deleted and the lost of our superhost status, so deciding when it is appropriate to convert a guest to a direct booking is crucial.
Here are some of the scenarios when we might consider converting a guest inquiry to a direct booking:
  1. Airbnb has blocked the guest's reservation due to suspicions of party hosting
  2. The payout is more than $1200 and the customer is request a $200 to $300 discount in order to complete their reservation

How do I convert a customer from a rental platform to a direct booking?

In order to avoid being flagged in the system, we have to remain as incognito about our efforts as possible.
To help the customer find our direct booking page without being flagged, message this to the customer:
"Please search us by typing My Atlanta Property Pros and click the Rent a Home button to complete your reservation. You can also find our contact information if you want me to call you to walk you through the reservation process."

Direct Booking Process - Step by Step

  1. Please review the steps below for instructions on creating a new reservation in Guesty. 

    Step 1
    Select the listing and check-in date from the Guesty Multi Calendar.




    Step 2
    Fill in check- out date from calendar drop down, then select New Reservation at the bottom. 




    Step 3
    Fill in all required information including guests count, price point, contact details - name, phone number, email - then select Book Reservation.




    Step 4a
    To edit for specialty pricing or quote extended to guests, add agreed upon pricing (including fees) in the Accommodation Fare field.





    Step 4b
    Next, remove Fees to ensure full total reflects amount that is inclusive of all fees and matched the rate agreed upon.
    To do so. click into each individual fee using the pen icon and zero out the amounts.




    Step 4c
    If guests are booking the home at the rate listed on our direct booking site and we are offering a discount, select from the Coupons drop down what offer you are sharing (i.e. 15% Off, Free cleaning etc.)




    Step 5
    Add any pertinent Notes, Channel & Status prefill to manual and confirmed.
    Select Book Reservation to confirm. 





    Following this step, we will send follow up communication to guests, advising their reservation for [dates] are now confirmed. 
    Next, you will mark the reservation payment as recorded upon confirming payment has been received via our payment receipt modalities - Cash App or Zelle [info@myatlantapropertypros.com].
